How to Stop Repeat Vandalism at Your Commercial Property

By Mike Moglia, Founder of Columbia Protection

Graffiti on Monday. A broken window on Thursday. A damaged fence the week after. If you manage commercial property in Spokane, repeat vandalism is not just annoying. It is expensive, it scares off tenants and customers, and it signals to everyone driving by that nobody is watching the property.

Vandalism repeats for a simple reason: vandals go back to places where nothing happened last time. Every incident without a consequence is an invitation to return. Here is how to break the cycle.

Fix damage fast, every time

This is the cheapest and most overlooked step. A tagged wall that sits for three weeks tells every vandal in the neighborhood that this property is unprotected. A broken window left boarded up says the same thing louder.

Rapid repair is not just cosmetic. It is a message. Properties that fix damage within 24 to 48 hours get hit less often, because vandals move on to easier targets where their work stays up.

Put a visible presence on the property

Vandals do not hit properties with unpredictable patrols. They hit the dark lot where the same security car drives through at the same time every night, or never comes at all.

Effective patrols are randomized, on foot, and visible. Our officers get out of the vehicle, walk the property, check the doors and windows, and make it obvious the property is watched. That visibility is the deterrent. Most vandals will not start breaking things with a uniformed armed officer walking the lot.

Respond while it is happening, not the next morning

When vandalism is in progress and someone responds in minutes, two things happen: the damage stops, and the vandal learns this property fights back. When the response comes the next morning, the only thing that happens is a report.

Camera alerts and alarm response exist for exactly this. A motion alert at 1 a.m. should put an officer on the property, not a notification on your phone that you see at breakfast.

Document everything for prosecution and restitution

When vandals are caught, documentation is what turns an arrest into a consequence. Time-stamped incident reports, photos, camera footage, and damage estimates give law enforcement and prosecutors what they need, and give you what you need for restitution claims.

This is unglamorous work, and most security companies skip it. We do not. Every incident gets documented the same way, because the fifth incident is the one where the paper trail finally puts someone away.

Harden the easy targets

After the immediate problem is handled, we look at what made your property attractive: poor lighting over the back lot, no camera coverage on the alley side, a fence that has been broken for months. Targeted fixes like better lighting, trimmed sightlines, and secured access points raise the effort required to vandalize your property, and most vandals are looking for low effort.

What this costs

For most commercial properties, the combination that works is scheduled patrol visits ($25 per visit) to maintain a visible presence, plus our $300 a month alarm response retainer so something happens when a camera or alarm goes off at night. Compare that to one broken storefront window, and the math takes care of itself.

If vandalism keeps happening at your property, it will keep happening until the property stops being an easy target. Call Columbia Protection at (509) 342-7233 for a free security assessment, and we will show you exactly where you are exposed and what it takes to fix it.
