How to Stop Car Break-Ins in Your Business Parking Lot
By Mike Moglia, Founder of Columbia Protection
Your customers should not have to worry about their cars while they are inside your business. Your employees should not walk to a dark lot at closing time wondering what they will find. But car break-ins, prowls, and smashed windows in business parking lots are one of the most common complaints we hear from Spokane property owners, and they directly cost you customers.
People remember where their car got broken into. They do not go back.
Why parking lots get hit
Car prowlers work quickly and target opportunity: dark lots, no foot traffic after hours, valuables visible through windows, and no one watching. A prowler can check dozens of door handles in a few minutes and be gone before anyone notices. They return to lots where it worked before.
What actually reduces parking lot break-ins
**Patrols on foot, at night, at unpredictable times.** A security car slowly driving the perimeter with its windows up is barely a deterrent. Officers on foot, walking between the rows, checking door handles, looking into vehicles for signs of prowling, shining lights into dark corners, that is what makes a prowler move on. Randomized timing matters. If patrols come at 10, 12, and 2 every night, prowlers learn the schedule. If they come at unpredictable times, the lot is never safe to work.
**Lighting.** This is the single highest return fix for most lots. Dark corners, burned-out fixtures over the back rows, no lighting on the pedestrian paths to the doors. Prowlers need darkness. Take it away and most of them go somewhere else. A security assessment will show you exactly where your lot goes dark.
**Camera coverage of entrances and exits.** You do not need a camera on every space. You need clear views of how vehicles enter and leave, tied to alerts after hours. A prowler's vehicle on camera, with a plate, is what turns a break-in into an arrest.
**Response while it is happening.** When a camera alert or a patrol officer spots someone working through a row of cars at 1 a.m., immediate confrontation ends it. Our officers engage directly. That is the job.
The employee safety angle
This matters as much as the property crime. Employees closing up late at night, walking alone to their cars in a dark lot, are vulnerable in ways that go beyond a smashed window. A visible officer presence at closing time protects your people, not just their vehicles. If you have ever had an employee ask to be walked to their car, you already know this is a problem worth solving.
What it costs
Nightly patrol visits run $25 per visit. For a business lot, even a few randomized visits per week changes the pattern enough that prowlers move on. Properties with heavier problems add our $300 a month alarm response retainer so camera alerts after hours get an officer on site, not just a notification.
